The number one reason for failed pavers is sinking and washouts. When they are left unsealed, the paver joint sand will eventually wash out. Then, the water from these heavy thunderstorms will fall straight to the base layer and start eroding underneath the pavers.

This process can begin as soon as a couple of years after installation, and it only accelerates once it has begun. As water pools in these low spots, it only exaggerates the issue. Sealed pavers, by contrast, have joint sand which has been cemented together into a rock-hard, water-proof barrier that lasts for years. It stabilises the stones so that they do not shift, and it keeps water runoff on the surface where it belongs. This also inhibits weed growth and ants. A single sealing cannot eliminate them entirely (such a promise would be highly suspect), but it can and will slow their return and reduce the frequency of herbicide and insecticide applications. Finally, sealing creates a waterproof barrier that makes stains and grime clean up MUCH more easily. It is a common misconception that your pavers will be clean forever and never harbour algae ever again.

That is simply not possible in a place like Florida. However, it will need much less frequent cleanings, and any algae that does accumulate will sit on top rather than growing into the paver pores and staining them permanently.

While the functional aspect of paver sealing might justify the financial investment, it is not an easy thing to get excited about. Homeowners want to see compelling before-and-after pictures, and so do we! This is why all of our sealants include a color-enhancing feature. This is not a tint or dye, but it does bring out the rich, natural colors of the paver. For example, pavers almost always have darker, more vibrant colors when they are wet. This is what you can expect from sealed pavers, except all the time.

Our premium products also come with varying levels of gloss, based on your preference. No water-based sealer can provide the eye-popping, candy-coated appearance of their oil-based counterparts (more on that in the FAQ section), but we use only the best products to offer the most sheen possible in a safe, responsible way. Additionally, the sealant offers UV protection that prevents the pavers from fading over time. In this way you can recover AND preserve that day-one beauty.

Our Process

Every sealing job comes with three steps

If the pavers were previously sealed with an oil-based product, we must strip the old sealant before doing anything else. This is a requirement for only about 10-20% of our projects.

As referenced in the pressure washing section, this involves both surface cleaning the tops of the pavers and then using a special attachment to clean all the gunk out of the joints. This preps the surface of the pavers and gets out any old, low quality sand, organic growth, and weeds. It can be a time-consuming process, but the final results definitely justify the effort.

Normally, this deep clean would be detrimental to the structural integrity of the paver. This is why we refill the joints immediately thereafter. We use only top-quality, extra-fine silica sand, OR polymeric sand as an optional upgrade (more on that in the FAQs). We are skilled in both wet and dry application techniques, depending on the project’s requirements. After the joints are filled, we blow away the excess until the joint is filled precisely to the bevel: no more, no less.

This is where the magic happens. After several hours of prep work, the last hour is when it all comes together. We apply one or two heavy soak coats of sealant, depending on customer preferences. This is done using only top-of-the-line industrial sprayers with specialized tips for even application. Once the sealant has been applied, it requires 2-4 hours to dry before foot traffic and 24 hours before vehicular traffic. It is standard for us to hang caution tape along the base driveways so that neighbors don’t drive on it by accident.
